Seeking a Property Manager to manage portfolio of condominium associations and other properties throughout CT. The individual will perform functions to manage, direct and provide leadership to an assigned property and book of business, will ensure property is maintained and operated in accordance with company objectives, and facilitate solutions to problems between communities and internal support staff, guided by precedent and working within the limits of established policies.
Qualified candidates must demonstrate strong written and oral communication skills, organizational skills, leadership ability AND knowledge of the community association management field to help us grow and improve.

Assist property managers with overseeing the daily activities of one or more residential properties, including but not limited to condominium associations and apartment buildings. The ideal candidate will also perform administrative and bookkeeping support to become familiar with all aspects of property management. Applicants must be detail oriented, self-motivating and a strong communicator. This job provides several avenues for growth in the real estate industry.
Seeking an experienced full time Property Maintenance Technician to join our team. Must live within 30 miles of New London, CT. We are looking for individuals with skills in plumbing, electrical, mechanical, carpentry, painting, leak investigation and other areas necessary to encompass the needs of our commercial and residential properties. The individual should also possess top level customer service skills. Our technicians typically work independently in the field and must be proficient in time management and complete all assigned work orders.
Job Goals: Complete work orders with a perfect client satisfaction record, while maximizing billable hours through proper organization and planning.
REQUIREMENTS:
- Must be able to lift up to 75 lbs, climb ladders, and generally meet physical expectations of projects assigned.
- Possess a valid drivers license with clean driving record
- Ability to deal professionally and courteously with fellow employees, clients and vendors/contractors.
- Proficiency in hand and power tools commonly used in property maintenance
- Mandatory minimum 5 years direct experience
Some responsibilities include:
- Financial Record Keeping: Maintain accurate records of all financial transactions of the condo association. This includes collecting and recording dues from condo owners, paying bills, and managing the association’s bank accounts.
- Budget Preparation: Assisting in the preparation of the annual budget is. Applicant needs to compile past financial data and anticipated expenses to help the board in budget planning and adjustments.
- Financial Reporting: Preparing financial statements, such as balance sheets and income statements, is essential. These reports provide the condo client and residents with a clear view of the association’s financial status.
- Accounts Payable and Receivable: Managing the inflow and outflow of funds to ensure that all invoices are paid on time and that dues or assessments collected from condo owners are recorded and deposited properly.
- Audit Support: Help prepare for any audits by ensuring all financial records are in order and easily accessible. This involves organizing documents and potentially working directly with auditors to provide needed information.
- Tax Preparation: Prepare financial documents and records necessary for tax filings. Work with accountants or tax professionals to ensure that the association complies with tax laws and regulations.
- Compliance: Ensuring compliance with financial policies, procedures, and legal requirements is a key aspect of the role. This includes following proper accounting standards and keeping abreast of changes in property management laws that affect financial management.
- Cash Flow Management: Monitoring and managing the cash flow of the association to ensure there are adequate funds available for daily operations and future projects.
- Delinquency Management: Tracking and reporting on any delinquencies in payment from condo owners, and possibly coordinating with legal or collection services as required.
- Communication: Regularly communicating with the condo association board and property manager about the financial health of the association, upcoming expenses, and any financial risks.
